Myra launches integrated freehold development to serve Putrajaya fringe demand

Property developer Myra has introduced Myra Embun, a new freehold mixed-use development in Jenderam, Dengkil, aimed at meeting increasing demand for well-connected suburban homes within the expanding Putrajaya growth corridor.

Occupying 5.08 acres, the development combines serviced residences, retail components and a boutique hotel within a single integrated project, reflecting changing homebuyer preferences towards developments that offer convenience, accessibility and a more complete living environment.

The project is strategically located approximately five kilometres from Putrajaya and enjoys connectivity through major road networks including the MEX Highway, PLUS Expressway and Lingkaran Putrajaya. Its location places it within reach of several rapidly developing areas such as Putrajaya, Cyberjaya, Dengkil and Sepang.

According to Myra, the project was conceived in response to evolving market trends, where buyers are increasingly prioritising practical layouts, integrated amenities and connectivity over purely location-based considerations.

Myra Chief of People and Growth, Akil Hassan, said modern homebuyers are placing greater emphasis on spacious homes and well-planned communities that support long-term family needs.

He noted that demand continues to grow for developments offering larger living spaces, particularly among first-time homeowners, young families and those seeking to upgrade from smaller residences.

Myra Embun will comprise two residential towers developed in phases, delivering a total of 594 serviced apartment units. The homes will be offered in five layout configurations ranging from 700 sq ft to 1,490 sq ft, featuring two-bedroom, three-bedroom and four-bedroom options. Indicative prices begin from around RM250,000.

Beyond residential offerings, the development incorporates retail outlets, food and beverage establishments, a supermarket, electric vehicle charging facilities and a boutique hotel, creating a self-contained environment designed to support daily living needs.

The project will also feature community-oriented facilities such as co-working spaces, urban farming areas, a multipurpose hall, indoor recreational spaces and other lifestyle amenities intended to foster stronger neighbourhood interaction.

Akil said the continued growth of the Putrajaya-Cyberjaya-Dengkil corridor as a centre for employment, education and digital infrastructure is expected to sustain housing demand in the area.

He added that the development draws inspiration from the traditional Malay “tikar” concept, symbolising gathering and community, which has been incorporated into the project’s design through landscaped communal spaces aimed at encouraging social engagement and a stronger sense of belonging among residents.

Additional features include selected same-level parking facilities, partial furnishing packages and a smart access card security system to enhance residents’ convenience and security.
